What will it take to sell your house successfully in 2017? Today I wanted to give you a preview of what to expect from the market this year.
Depending on the price range you think your home is in, we’ve got a lack of inventory, and it’s absolutely having an impact. In the higher price ranges, though, we almost have too much inventory.
If you plan to sell this year, the most important thing you need to know is that the Arizona Association of Realtors has just updated the residential purchase contract. As a seller, this means that your home spends less time on the market when it is in tip-top shape. If there’s something in your home that needs to be fixed and you plan on selling, fix it before you list it.
These repairs are the first thing buyers will ask for. If a buyer finds a repair and asks you to fix it, we’ve found that it’s three to four times more expensive than fixing them up front.
The second piece of advice I’d give to sellers this year is to clean. Dust bunnies don’t add extra value to your house! Buyers are looking for these things because they’ve been educated by HGTV and they research different blogs and websites. People want to see a prime home when they walk in. It’s kind of like going to a restaurant in that you eat with your eyes first.
Finally, remember that when you price your house, you’re not just pricing for value, you’re pricing for time. Regardless of the price range of your house, if you overprice, it will spend more time sitting on the market. So remember, when thinking about your goals for 2017, fix it before you list it, clean is king, and a higher price could mean a longer amount of time on the market.
