If you are thinking of getting in the market and want to go look at some model homes to see what’s out there, take your agent with you.

From your very first visit to any model home, you need to have your agent along with you. If you don’t, you won’t have representation. In Arizona, you have got to have your agent with you from the start because the people in the sales office are there for the seller.

As an agent, there are certain questions that I ask every time I visit a model home with a buyer. I ask things like: “What incentives are you offering? How long do you have in build-out? What plans do you have coming up? What expansions does the builder have?” These are just a few of the questions I will go over.

It is so important to be represented on your very first visit to any model home.

When I come along to look at these model homes, I’m truly looking to help you get the best deal.

Sometimes, the lender you have been working with to get pre-qualified may not be accepted. However, by using builder incentives I can work with buyers to allow them to keep their lender. I just had the opportunity to help a couple of buyers who were moving down here from Utah. We went into a model home and as a result of the questions I asked, we were able to get them a builder’s incentive credit toward their closing cost, they were able to keep their lender, and we were able to speed up their time frame.

This just goes to show why it is so important to be represented on your very first visit to any model home. I am never too busy for my clients.
