I’ve got a quick update for you today about what’s going on in the Sedona-Verde Valley real estate market. To put it simply, inventory is short. What does that mean for buyers and sellers?
If you’re a buyer in this market, you need to be prepared to give it your best shot when a home comes on the market that fits your needs. Here’s what I mean by your “best shot:” an offer that you would be happy with making even if somebody else came in and offered $1 more. It’s basically your highest and best offer.
With a shortage of inventory, you don’t have the opportunity to negotiate as much as you would have in the past. We are very much in a seller’s market, so you need to be very discerning on what you will and won’t stand for in your offer.
You can’t negotiate as much as a buyer in this market.
As far as sellers are concerned, there is a great opportunity to sell for maximum value. However, there are a few things to keep in mind if this is your goal. First, the home needs to be sparkling clean. The home inspection needs to go well, too. Finally, you need to be ready to move in 30 to 45 days. All of these things will help you get even more ahead in this strong market.
