People often ask me, “When is the best time to put my home on the market?” Truthfully, the answer depends. Let’s talk about what might be best for you.

In our Northern Arizona area, I’ve noticed that a lot of homes sell the day after Christmas. I’ve also found that January and February tend to be some of the busiest months of the year. However, the market this year also began heating up toward the end of March. 

In January of this year, we had around 612 listings available on the market. This number increased to 656 in February. As a result of this rise in inventory, it became more important for sellers to be flexible.

In this market especially, there are three main things I think all sellers should know: 

1. List price will determine how long a listing will spend on the market. 

2. Condition will impact the amount earned from the sale. 

3. Showing availability will impact the sale. 

The best time to put your home on the market depends on your personal circumstances.
Keeping all of these things in mind will help you have a more successful home sale moving forward. Also, remember that it typically takes about 10 showings to receive one offer.
